ARUNDEL SQUARE

The fourth side of Islington’s Arundel Square has remained incomplete for more than a century. This scheme completes the square, a straightforward enough project were it not for the fact that a railway line cut across the site. United House Developments cleverly came up with a solution that increased the number of homes that could be built on the site from 12 townhouses to 146 apartments and increased the size of the garden square.

The site was occupied by a bus station prior to redevelopment, and with the North London Line railway track crossing part of it the chances of completing the square looked remote. United House Developments negotiated with Network Rail for three years to win planning permission to construct a £4 million concrete deck above the submerged track. United House Developments worked in partnership with Londonewcastle to deliver the residential scheme.

Above the railway line, a long, six storey apartment block designed by Pollard Thomas Edwards Architects provides a thoroughly contemporary addition to the classic Victorian square. The block’s regular projecting stone frames echo the formality of the Victorian buildings, and are punctuated by balconies finished in galvanised steel, Siberian larch or stained glass. Side and rear elevations are clad in mellow brick, again echoing the neighbouring homes.

The south facing elevation is clad mainly in brick with aluminium oriel windows and vertical bays of balconies with iroko timber screens, both of which are designed to provide light while avoiding overlooking. The block also features wraparound corner windows to maximise views and light, a curved zinc alloy roof, twin skin glass panelling and power coated aluminium cladding.

Two townhouses and 29 apartments for affordable rent are provided in blocks to the east and west of the main building. The homes are being offered through Family Mosaic Housing Association.

An integral part of the development is the restoration of the traditional garden square, following its increase in size. The square is being divided into contrasting areas of woodland, green pasture and leisure areas connected by interlocking paths. Open grassland and benches will provide areas to relax. A sustainable urban drainage system is being incorporated into the area and safety surfacing is manufactured from recycled materials.
